Spring A/C Preventive Maintenance Scope of
Work
- Service - Consists of the following
- Washing and chemical treatment of condenser and
evaporator coils.
- Lubrication of motors and bearings
- Cleaning condensate lines and condensate pans
- Filter inspection
- Belt tension
- Inspection of electrical components such as wire
connections, contactor, relays, motors,
electronics, thermostats, disconnects, prior to
operation of unit
- Diagnostic - Consists of the following
-
- Starting air conditioning
- Checking superheat and subcooling (proper
refrigerant charges)
- Head pressure
- Suction pressure
- Proper voltage & amperage to compressor and
fan motors
- Temperature drop across evaporator coil
- Temperature rise across condenser coil
- Any problems found during diagnostic will be
reported to the owner of equipment for approval
of repair at reduced service rates for service
agreement holders
Fall Heating Preventive Maintenance
Scope of Work
- Service - Consists of the following:
- Cleaning of heat exchanger and burners
- Lubrication of motors and bearings
- Check flue pipe connections and clearance
- Filter inspection
- Belt tension
- Inspection of electrical components such as wire
connections, contactors, relays, motors, limits,
electronics, thermostats, and strip heaters.
- Diagnostic - Consists of the following
- Starting heater
- Observing ignition of pilot and burners
- Gas supply pressure limit operation
- Flame adjustments
- Check heat exchanger for holes
- Any problems found during diagnostic will be reported to
the owner of equipment for approval of repair at reduced
service rates for service agreement holders
- This service and diagnostic will ensure your A/C and Heat
equipment is performing to the best of its ability and
help prevent breakdowns from taking place during the peak
heating & cooling seasons.
